The company was co-founded by Igor Grosu and Viktoria Halitska. In Indonesia it operates as PT. Are Sunny Development Group and Sunny Holding the same company?
Yes. Sunny Holding is the group’s brand and Sunny Development is its development company. SDG and Sunny DG are short names for Sunny Development Group.
Which projects has the company completed?

In Bali: Luma Biohacking Resort in Uluwatu is in the final stage of construction, Luma Biohacking Ubud is under construction, and Amara Wedding Resort in Amed is at an early stage. In Phuket, Sunny Moon Apartments in Rawai (Nai Harn) is under construction, and the Sunny Moon Village villas are planned for March 2028 / July 2029. Sunny Hills in Portugal and a project in Costa Rica have been announced.
Does the company build a biohacking or wellness resort in Bali?
Yes, two. Luma Biohacking Resort in Uluwatu, formerly Sunny Wellness Spa Hotel, is in the final stage of construction: 63 units of 28-59 m², planned completion in 2026, with the Elevate Labs longevity clinic on an entire floor. Luma Biohacking Ubud is under construction: apartments and studios in a complex that combines a Balinese retreat with wellness and biohacking. What has the company built in Canggu (Berawa, Batu Bolong)?
Six delivered projects: Sunny Aparts II (50 apartments of 40-50 m², Berawa), Sunny Muse (62 apartments of 40-60 m², Batu Bolong, opened in 2025), Batu Bolong Sunny Village (14 townhouses of 90 m²), Berawa Sunny Village (28 villas and townhouses of 190-220 m²), Sunny Nine (9 two-bedroom townhouses, Berawa) and Sunny Cuddles (25 units for adults only, Berawa). Does the company have projects near Nai Harn or in Rawai, Phuket?
Yes, two. Sunny Moon Apartments is a condominium under construction in Rawai (Nai Harn), 700 m from the beach: 297 apartments in total, 228 in the first phase (the first and second buildings) and 69 in the second. It is built by SUNNY DEV GROUP (THAILAND) CO., LTD., and its environmental impact assessment was approved on 19 June 2024. Is there a wedding resort in Bali where I can buy a villa or an apartment?
Amara Wedding Resort is the company’s oceanfront wedding hotel in Amed, on the east coast of Bali: 14 villas and 26 apartments, planned completion in 2028. The project is at an early stage. Foreign buyers in Bali purchase on a long-term lease (leasehold). Project page: Amara Wedding Resort.
Does the company have a boutique hotel in Uluwatu?
Yes. Sunny Samudra in Uluwatu, formerly Sunny Ocean View, is a delivered project of apartments and townhouses that operates as a boutique hotel and is listed on Booking.com. Are Sunny Ocean View and Sunny Samudra the same project?
Yes. It is a completed project in Uluwatu that was renamed from Sunny Ocean View to Sunny Samudra. Both of its awards were given under the old name.
Has the company won any awards?
Yes, the company names three. Two are listed on the organisers’ websites, both for Sunny Samudra (then called Sunny Ocean View): Highly Commended in Best Housing Architectural Design (Greater Indonesia) at the 9th PropertyGuru Indonesia Property Awards in 2023 (PropertyGuru) and International Winner in Best International New Small Hotel Construction & Design at the International Property Awards 2025-2026 (International Property Awards). Who manages the rental of completed units?
It differs by project: some completed projects are run by the company’s own management company, others by partner operators, including S-Class Property Management and Betterplace. On Booking.com, Sunny Muse is listed as managed by Betterplace.
Can foreigners buy, and what exactly do they own?
In Bali, foreign buyers purchase on a long-term lease (leasehold). The contract states the lease term, whether it can be renewed and the cost of each renewal. In Thailand, foreigners can own condominium apartments freehold, as full legal owners; foreign ownership in one building is limited to 49%. A unit can also be bought through a company.
What documents will I receive?
After the purchase you receive the sale and purchase agreement (or the lease agreement), an ownership certificate if you buy freehold, and copies of the building permits and licences. The company encourages independent legal checks and provides documents for due diligence.
Is rental income guaranteed?
No. Rental income depends on the project, the unit and occupancy. The terms for a specific unit are in its contract, so read the contract before paying.
How long has the company been on the market?
The company says it has been on the real estate market since 2011. It has built in Bali and Phuket. Its current legal entities were registered in Indonesia on 5 February 2021 and in Thailand on 26 May 2023.
