    Leasehold:

    Long term rental property with an option to extend the lease term.

    Freehold (Freehold):

    In Thailand, it is a full ownership right available to foreign investors with a limit on foreign ownership in the building to 49%. In Bali, there are restrictions. Usually it is an 80+ year lease, which is simply an increased lease term.

    Can be both on arrival and execution of a secure remote transaction

Are there any risks when buying a property under a Leasehold agreement (Leasehold) in Bali?

The risks of buying a lishold (long term rental) property in Bali are minimal, especially if the transaction is thoroughly checked and properly executed. It is important to consider the following points:

Leasehold (Leasehold) as the primary option:

In Bali, foreign investors have few alternatives to a freehold. Even a freehold, offered for a limited time (usually up to 80 years), is ultimately a temporary solution with the right to extend. Therefore, a freehold becomes the optimal choice for those who want to own real estate on the island.

Payback and Income:

Investment in real estate under a leasehold agreement usually pays off in 6-8 years due to high demand for rent. After that, the property starts to generate a net profit. Therefore, even if the lease is not renewed, you will have already made a significant profit.

Lease Renewal:

Although a Lienhold has a fixed term (usually 30 years with an option to extend for 30 years or more), the likelihood of being refused an extension is extremely low, especially if the contract is properly executed. Our contracts clearly spell out the terms of renewal, ensuring the long-term security of your investment.

Legal Verification:

We thoroughly check all land and real estate documents to minimize any risks. This includes checking the seller’s title, encumbrances and legal obligations. All our contracts include guarantees to extend the lease beyond the initial term, ensuring your long-term possession and use of the property.
